PARENTS have been banned from a Schoolies apartment building by a manager who says they are "a nightmare" and should leave their children be.

In a move which has angered a worried Brisbane mother, the Top of the Mark in Surfers Paradise is refusing to let parents help their children check in or out and visit them during their stay.

Manager David Ranieri has defended the ban, saying mollycoddling parents were causing chaos at Schoolies, and teenagers were better off without them.

 "It`s almost like the first day of kindergarten. You can`t run a business like that," he said.

The ban has upset a Brisbane mother who says it puts teenagers staying at the building in a "potentially dangerous and volatile situation".

"It`s sending a message to the kids that mum and dad are banned so you can do what you like," she said.

"I don`t like the thought of having my minors in potentially dangerous and volatile situations and not be allowed to check on their welfare. It`s intrinsically wrong."

The woman, who did not want to be named, said she was also concerned at past problems with teenagers having their bonds unilaterally revoked for allegedly damaging apartments or leaving them unclean.

She said parents should be able to inspect rooms before their children checked out to ensure they were not ripped off in regard to bonds.

"In most cases, it`s the parents paying for the accommodation," she said.

Mr Ranieri said the parent ban was implemented after complaints at last year`s Schoolies from the Top of the Mark`s permanent residents.

He said the building`s lifts were "gridlocked" all day as parents and relatives arrived to help teenagers check in.

"It really is a nightmare with the parents there," he said.

"A lot of our permanent residents were very upset last year."

Mr Ranieri said the ban was also designed to stop parents sneaking alcohol to their underage teenagers.

He said teenagers could fill in their own apartment report on arrival to safeguard their bond.

Mr Ranieri said the parent ban was clearly outlined in the Schoolies bookings terms and conditions and "if people don`t like it, they can go somewhere else".

 "No one`s holding a gun to their head," he said.
